The Right to Acquire Turkish Citizenship by Purchasing Real Estate. People of foreign nationality are given the right to acquire Turkish citizenship through exceptional procedures, in case they purchase real estate worth $400,000 or more.

For having a right to acquire Turkish citizenship for foreigners:

It is required to purchase real estate worth at least $400,000.

While Applying for citizenship, it must stated that they have purchased the property for this purpose, This purpose should be stated in the deed and the foreigner should declare that they will not sell the real estate for three years in the part of the form where the declarations are made.

When the title deed procedures are completed, the foreigner can apply to the relevant administrations and request the right of residence or citizenship by sending the certificate of conformity to be issued for the owner of the real estate.

HERITAGE

Inheritance right of foreigners is protected in Turkey. In case of death of a foreigner, ownership passes to their heirs. If the heir has the right to acquire the real estate (if they are suitable in terms of nationality and if the total limitation conditions per capita and throughout the country allow), the heir can hold the inherited real estate. Otherwise, the person concerned, must immediately transfer the real estate. Otherwise, the Ministry of Treasury and Finance will sell the real estate and pay the price to the heir.

1. Investment Selection (Done in first 10 days)

What is required?

  • Making a minimum investment of at least $400,000.A valuation of at least USD 250.000.00 from an appraiser who has been granted a Citizenship Real Estate Appraisal license by the Capital Markets Board.

2. Preparation of Required Documents (Done in First 10 Days)

What is required?

  • Sworn Translation of letter of Attorney and Passport- Its translation is must be prepared and notarized by a notary public in Turkey or by a Turkish consulate/embassy notary elsewhere.
  • Identity Document – Name-surname, father and mother names, city and date of birth, together with apostille stamp or any document showing its translation (except identity or passport) -MF approval-Consulate approval.
  • Marital Status Documents – Married, divorced, widowed, unmarried all documents showing marital status must be issued, apostilled and/or certified by MF and notarized by the consulate/embassy.
  • Child Permit – If the parents of the children are not included in the application, an apostilled and/or MF authorized and consular/embassy notarized permit is also required.

3. Bank Account Opening, Payments and Title Deeds (Done in First 10 Days)

We manage the payment process right for you and in accordance with citizenship.

  • Opening a Bank Account – after you send the letter of Attorney screenshot, passport picture and invoice/address document within estimated 3-7 days, We open a bank account for you if we are authorized with letter of Attorney.
  • Payment to Owner of property – Payment can be made in various ways and citizenship can be obtained. a) From their direct account outside of Turkey. b) From their direct account in Turkey, c) The person who makes the payment from the account of their attorney by issuing a Letter of Attorney is entitled to Turkish Citizenship by Investment.a) Those who do not have a commission agent or a lawyer with a letter of attorney,b)Payments made through children, siblings, relatives’ etc. accounts may jeopardize your citizenship process.
  • Title Deed Transfer– We have a lawyer who is always ready to control and prevent potential problems during the transfer of title deed.The title deed can be transferred within only 2 days after the payment is made. (however, this process may take a little longer due to COVID-19)
  • Banks We Work With- Garanti Bank ( European funded but not flexible with opening accounts for foreigners)Ziraat Bank (government-owned, reliable, and flexible in opening accounts to foreigners)Albaraka Turk (Islamic bank, flexible with opening accounts for foreigners).

4. Submission of Application (takes 7 to 30 days)

We guarantee delivery of final citizenship confirmation within 90 days after investment/documents are completed.

  • Obtaining Citizenship Investment Approval-The first step after the documents and investments are completed is to obtain a Certificate of Approval from the Ministry of City and Environment, which confirms that the investment is in compliance with the Citizenship by Investment procedure.This process only takes a few days.
  • Residence Permit Application and Arrangement
  • Lawyers can apply and obtain a residence permit simultaneously with the Citizenship Investment Approval, which takes approximately 6-7 days immediately after the investment and certification processes.
  • Final Application of the Citizenship File-After the Ministry of City and Environment Certificate of Approval and Residence Permit is issued, the final Citizenship File is submitted to the Citizenship Office, where all relevant government agencies for citizenship come together at the representation level.

5. Evaluation of the Application (takes 7 to 30 days)

  • Registration of Applicants in the Population System-The integrity, apostille and originality of documents such as Passport Copy, Identity Card/Birth Certificate, Marital Status Certificate and Child Inclusion Permit are checked and registered in the Turkish Population Registry by the Population Directorate.
  • Security Background Check by intelligence Agency-The National Intelligence Organization of Turkey checks whether person who applies for citizenship has a criminal history or not and rejects applications with criminal records.Turkey does not require any criminal record documents, but carries out its own checks on the applicants’ backgrounds.

6. After Consent and Citizenship (Covers post-citizenship procedures)

  • Finalization of Citizenship – – After the approval of the Ministry of Interior, the Citizenship File is sent to the Presidency of the Republic of Turkey and the final approval is received there. After approval, Citizenship Certificates are issued to the addresses given to the applicants.
  • Biometrics and Passport Acceptance–Approved and Certified candidates can go to a Police Department in Turkey or a Consulate/Embassy abroad to give biometrics.Passports are then sent to the specified local address or to the Consulate/Embassy specified by the applicants.

Documents Required for Turkish Citizenship

Marriage Certificate

Regardless of whether they are married, never married, widowed or divorced, a government-issued document documenting the applicants’ marital status is required.Marriage certificate is required for married couples.For others, proof of status or state court document is required.This document must be apostilled-sealed by the apostille authority in the local country.

Birth Certificate

A government-issued document showing

a) first and last name,

b) parents’ name and surname,

c) city and date of birth is required for each applicant.This document should not be an identity card or passport.If the appropriate birth certificate is not available, a court certificate is sufficient.This document must be apostilled-sealed by the apostille authority in the local country.

Other Documents

A letter of Attorney from the main applicant is required to follow up the PR and citizenship application, purchase the property and open a bank account. A naturalization-only PoA from the spouse is also required.A scan of the passport (information booklet and visa diary) and a lawyer are required.A proof of address (electricity bill) in the current country of residence is also required.
